First retail store being built at Lost Rabbit

The town of Lost Rabbit is continuing to grow and develop and will soon have its very own general store.

Lost Rabbit is located along the Ross Barnett Reservoir and is home to the only marina in Madison, which has been developing with the addition of boat slips by owner Caleb Cannon and his business partner Matt Mitchell. Todd Everett and his business partner and father, Sam, have broken ground on the first retail store to go into the Town Center at Lost Rabbit—a general store.

“In our travels to visit other traditional neighborhood developments, we had seen the first retail that most of those neighborhoods and developments were general stores,” Everett said. “They have all started with a general store so we thought that would be the perfect retail to kick off the expansion and further development of the town center.”

The general store, which is located at 145 Republic Street with waterfront views, will be 5,000 feet of retail space featuring specialty drink coolers with craft beer, a coffee bar, pastries, and other general store items, such as milk, bread, water, and eggs. It will be the small market store that has always been available in small towns across America. It will also feature a concierge service for the town.

“Let’s say you run out of an item that you need for a recipe at your home – instead of getting in the car and going to Kroger, you can walk down or ride your golf cart down to the neighborhood store,” Everett said. “They will have a service where they can bring these items to your home. Residents can call down there and get the items they need and get it delivered to their front door.”

The general store will also host six high-end condominiums on its second and third floors. Othercorp has been hired as the general contractor on the 145 Republic Street building.

“They have built everything from the energy plant in Houston to the Hard Rock Casino down on the Gulf Coast, so they are more than capable of building this facility,” Everett said. “We couldn’t be more happy with our partnership with Chris Monsour and his team at Andercorp.”

Everett said those at Andercorp expect to deliver them the building around November.

“It will take them a little bit of time to get all their fixtures and furnishings in there, especially the coolers,” Everett said. “We think the general store is going to be open by the end of the year. The condos on the second and third floors will follow. They should be ready in the spring of next year.”

In addition to this building, Everett Consulting Group continues to invest in Lost Rabbit and has other plans in the works that are not ready to be announced yet.

“Lost Rabbit is located right on the reservoir, so you have that amenity right at your front door and it is convenient,” Everett said. “It’s just a few miles from the interstate. It’s safe. There is one way in, one way out. Everybody knows everyone. The whole premise of the neighborhood was to bring people to the water.”

“I think this further sets it apart because you have the amenities of the marina, these amenities from the general store and some other retail stores that we can’t announce at this time,” Everett said. “We will have other places you can go in the town center which further expands the offering for the neighborhood.”

Stone Developer is also going to be developing an additional 100 homes in the neighborhoods of Lost Rabbit. They will be starting first with 40 homes this fall and anticipate them to be ready in the spring.

“You have Caleb with the marina, us with the general store, and the local guys building 100 homes with 40 being ready in the spring at the same time as our building,” Everett said. “There’s a lot of positive traction, things and news in Lost Rabbit.”
